Information for Landlords

Full House Letting service offers extensive marketing and we offer your property to perspective tenants and advise the landlord or his representatives of all reasonable offers.

We will apply for all relevant financial and personal references which will be submitted to the landlord for approval.

Prepare and co-ordinate the signing of the Tenancy Agreement and accompanying documentation unless otherwise formally instructed. We reserve the right to make a charge for any alterations or additions to the Standard Agreement requested by the Landlord or Tenant.

If required arrange for an Inventory clerk to prepare an inventory of contents and condition of the property, to check-in and at the expiry to check-out the Tenant. The making of the inventory is the expense of the Landlord. The inventory check-in is paid for by the Landlord and the check-out is paid for by the Tenant. We strongly advise you to have an inventory prepared.

The security deposit will be held by Full House in a separate Client’s Account unless the Tenant provides written permission that it can be held by the Landlord on his behalf.

Letting Fees

For the introduction of a Tenant, whether introduced directly or through another agent or intermediary, who is acceptable to the Landlord, and who contracts personally or through a nominee or associated company to rent the property on acceptable terms, our commission charges are as follows:
Sole Agency is 10% of the gross rental plus VAT due for the entire agreed term of the Tenancy. Minimum fee £500.00 plus VAT. The fees are payable at the commencement of the Tenancy and will be deducted from monies received by Full House on the Landlord's behalf. If we are instructed on a multiple agency our fee will be 11% plus VAT.
