What is a Party wall?
A wall or floor dividing two properties; or a wall that stands astride the boundary
line of land belonging to two owners.
When do works have to comply with the relevant laws?
If work is intended that involves work on the party wall; when building on the
boundary line between two properties and when excavating for new foundations near
an adjoining property.
What do you need to do if carrying our works?
If you are undertaking the work - serve notice of the work on all adjoining owners
either yourself or appoint a qualified surveyor to undertake this work on your
behalf.
What do you need to do if your adjoining neighbour
is carrying our works?
If you are possibly affected by the works either consent to the works if you are
satisfied with them or appoint a qualified surveyor to act on your behalf. If
your neighbour has appointed their own surveyor, the surveyor can in effect act
for both parties.
